Syndic app in Morocco: manage your co-ownership online

Updated on

An Excel file, a WhatsApp group, a notebook. That's how most syndics in Morocco manage their co-ownership. It works, until a co-owner asks for a summary, the general assembly turns into an argument over numbers, or Decret 2.23.700 demands standardized accounting documents. Kassaba is a property management app built for the Moroccan context.

What is the best syndic app for Morocco?

It depends on your needs. But a few criteria are non-negotiable when you're looking for a tool to manage a co-ownership in Morocco:

Key criteria:

  • • Compliance with Moroccan law, specifically Decret 2.23.700
  • • Owner portal (so each co-owner can see their balance)
  • • Charge and payment tracking per unit
  • • Accessibility from abroad (for MRE co-owners)
  • • Automatic reminders for late payments
  • • Interface in 6 languages (resident app: 7 including German)

Kassaba checks these boxes. The app was built for the Moroccan context, not retrofitted from a European software package. The accounting annexes, the Decret categories, the tantiemes-based calculations: everything is designed for Moroccan co-ownership.

How do you manage a co-ownership with an app?

The idea is simple: centralize everything that's currently scattered. Charges in one file, payments in another, reminders on WhatsApp, invoices in a drawer. A syndic app brings it all together in one place.

Here's what changes on a day-to-day basis:

Before (Excel + WhatsApp)

  • • "Who paid this month?" = check the file line by line
  • • "How much is left in the fund?" = add up manually
  • • "My balance is wrong" = dispute with no clear proof
  • • Reminders = individual WhatsApp messages

With an app

  • • Dashboard with a real-time overview
  • • Each co-owner sees their own balance
  • • Automatic reminders based on delays
  • • Accounting documents generated, not compiled

The syndic saves time. Co-owners gain visibility. Conflicts decrease because the numbers are accessible and verifiable.

Is a syndic app compliant with Decret 2.23.700?

Not automatically.Using software doesn't guarantee compliance. The app must generate the accounting annexes that match your co-ownership's category.

Decret 2.23.700 classifies co-ownerships into 3 categories based on the annual amount of charges called:

CategoryThresholdRequired annexes
Small≤ 200,000 MAD10, 13-1, 13-2
Medium> 200,000 and < 500,000 MAD10, 11, 12
Large≥ 500,000 MAD3, 4, 5, 6, 7, 8, 9, 10

Kassaba automatically identifies your co-ownership's category and generates the corresponding annexes. No more guessing which documents to prepare for the general assembly.

How to track co-ownership charges online?

Through Kassaba's owner portal. Each resident logs in and sees their charges, payments and balance directly. No need to ask the syndic. No need to wait for the general assembly.

The syndic records payments as they come in (cash, transfer or cheque). The portal updates automatically. A co-owner in Tangier sees the same figures as a co-owner in Amsterdam.

This transparency is what reduces conflicts. When everyone can check their own numbers, general assembly discussions focus on decisions to make, not on justifying the past.

Is there a free syndic app for Morocco?

Yes. Kassaba is currently free for all syndics during the beta period.Whether you're a volunteer managing your own building or a professional managing multiple properties, you get full access to all features at no cost.

We're refining the product with early adopters. When we introduce pricing, current users will receive preferential terms. No credit card required.

Why a digital tool for the syndic?

Most Moroccan syndics use Excel, a notebook, or nothing at all. It works when there are 6 units and everyone knows each other. But as the residence grows, as a co-owner disputes an amount, or as Decret 2.23.700 requires standardized accounting documents, the limitations become obvious.

The limits of Excel

  • No owner portal. The syndic has to answer every balance inquiry individually.
  • No automatic reminders. Follow-ups are done manually, usually via WhatsApp.
  • Formula errors go unnoticed. A misreferenced cell throws off an entire balance sheet.
  • No automatic generation of Decret 2.23.700 accounting annexes.
  • If the file gets corrupted or lost, the entire history disappears.

The WhatsApp chaos

WhatsApp is a communication tool, not a management tool. Reminder messages mix with photos of water leaks and parking discussions. Nothing is archived properly. And when a co-owner says "I paid," you have to dig through the history to find the receipt (if it exists).

The real problem:

It's not that syndics manage poorly. It's that they don't have the right tools. A volunteer syndic spending their evenings updating an Excel file deserves better. And co-owners who don't have access to the numbers deserve more transparency.

What Kassaba offers

Kassaba is a co-ownership management app built for Morocco. Here's what you can do with it:

Charge tracking per unit and per co-owner

Each unit has a complete history: charges called, amounts, periods. The syndic sees who owes what, and since when.

Payment recording

Cash, transfer, cheque. The syndic records each payment with the date and method. The co-owner's balance updates immediately.

Owner portal

Each co-owner has their own personal space. They see their charges, payments and balance. The syndic controls what is visible.

Automatic reminders for unpaid charges

Co-owners with overdue payments receive automatic reminders. The syndic no longer needs to send messages one by one.

Accounting reports compliant with Decret 2.23.700

Accounting annexes are generated automatically based on your co-ownership's category. Exportable as PDF for the general assembly.

Dashboard with full overview

Treasury, unpaid charges, monthly payments, delays. Everything visible at a glance. The syndic knows exactly where the co-ownership stands.

Accessible from anywhere

Phone, tablet, computer. From Casablanca, Paris or Amsterdam. MRE co-owners access the same data as residents on site.

Decret 2.23.700 compliance

Since January 1, 2026, all syndics in Morocco must present accounting documents compliant with Decret 2.23.700, published in Official Bulletin no. 7391 on March 31, 2025. The decree defines exactly which accounting annexes the syndic must produce at the general assembly.

The format of the annexes depends on the size of the co-ownership (measured by charges called during the fiscal year). Kassaba automatically determines the category and produces the correct documents.

In practice:

The syndic doesn't need to memorize annexe numbers. They record charges and payments throughout the year, and when it's time to prepare the general assembly, Kassaba generates the accounting documents in the correct format. Compliance without the headache.

Owner portal: the transparency that reduces conflicts

The first question a co-owner asks is always the same: "Am I up to date?" With Kassaba, they no longer need to ask. They open their portal and they see.

What each co-owner sees:

  • Their current balance (up to date or overdue)
  • The complete history of their charges
  • Their recorded payments with dates
  • The co-ownership expenses (if the syndic shares them)

For MRE co-owners, this is a real change. No more calling the syndic from abroad to check if a payment was recorded. No more relying on a relative to verify. The information is there, 24/7, in the language of their choice.

The syndic benefits too: fewer messages to answer, fewer justifications to provide, and general assemblies that go more smoothly because everyone has seen the numbers beforehand.

Frequently asked questions about the Kassaba app

Does the app work on mobile?

Yes. For the syndic, Kassaba works from any browser (phone or computer). For co-owners, a free native app is available on the App Store and Google Play. Residents can check their balance, view payment history and receive push notifications directly on their phone.

Do co-owners need to install an app?

Co-owners can download the free Kassaba app from the App Store (iPhone) or Google Play (Android). They receive an invitation from the syndic, create their account, and access their balance, payment history and notifications. The app works from Morocco and abroad.

Is my data secure?

Yes. Data is encrypted in transit and at rest. Each co-owner sees only their own information. The syndic controls access and data visibility.

Can I manage multiple properties?

Yes. Professional syndics manage multiple properties from a single account, with a separate dashboard for each residence.

How do I migrate from Excel or paper?

Existing data (co-owners, balances, charges) can be entered into Kassaba. We support the transition to ensure continuity without losing history.

Is the app available in French and Arabic?

Yes. The syndic dashboard is available in French, Arabic, English, Spanish, Dutch, and Russian. The resident app adds German as a seventh language. The interface adapts to your browser language.

Do I need an internet connection?

Yes. Kassaba is an online tool. An internet connection is required to access data. In return, data is always up to date and accessible from anywhere.

How do co-owners access their portal?

The syndic invites each co-owner by email. They receive a link, create their account and access their personal space with their charges, payments and balance.

Is there customer support?

Yes. You can reach us by email at [email protected] or by WhatsApp. We typically respond within the day.

Does Kassaba work from abroad?

Yes. That's one of its main advantages. MRE co-owners (Moroccans residing abroad) access the same information as those on site, from any country.
